Are you ready to start house hunting? In this market, it can sometimes seem overwhelming: the flurry of paperwork, other buyers competing for the same home(s), working out the timing for the actual closing, and other challenges. No worries, for over 14 years I have helped hundreds of buyers and sellers navigate the home buying and selling process. Having a pro by your side can make a world of difference by simplifying and streamlining the process and at the same time saving you time and money.
Finding the right property. After determining client’s needs and what they are looking for, I will schedule appointments with sellers and accompany you to tour those homes.
Negotiate the offer. I will advise my clients on an appropriate price to offer and present it to the seller or seller’s agent. I will then negotiate on your behalf and assist with writing up contracts for you. This is where my 14+ years in negotiating deals can save you money and help avoid pitfalls like paying too much for a home that needs too much work for the price. I also help make your offer more attractive to sellers should there be other offers on the home that you want.
Recommend other professionals. I can refer you to reliable mortgage lenders, real estate attorneys, home inspectors, repair contractors/handymen, movers, and more.
Schedule and arrange inspections. Once your new home is under contract I will schedule and provide access to the home for appraisers, home inspections, etc. I will also work with your lender and the closing attorney to coordinate and schedule closing date and time that is most convenient for you.
Help overcome hindrances. Should an appraisal, inspection report, or other issue arise, I will represent you and act as a buffer between you and the seller or their agent. It is very helpful to have an experienced professional take a calm approach and offer effective solutions to any issues that may arise.
Keep you informed. I will keep you informed in the time period between being Under Contract and the Closing. I protect you by making sure important deadlines that are stipulated in the purchase agreement are not missed or overlooked. For example, an inspection period (termed the Due Diligence Period).
Free Home Inspection, 1-Year Home Warranty, or Appraisal. I will reimburse or credit you, at closing, the cost of either of these services up to $500. Should you choose the free 1-year Home Warranty, I will actually pay the home warranty provider on your behalf at the closing.
No Cost Buyer Representation. The vast majority of the time, Buyer Client Representation is provided at no cost to you. So, you don't need to worry about the expense of hiring me to represent you. Why? Because the seller pays the commission for both the seller's agent and the buyer's agent.
Dwayne was always available when we had questions, got any information we wanted about properties quickly and guided us through the home buying process with great patience. He was positive, patient and encouraging throughout the whole journey which had a lot of twists and turns.
